A lot of agencies out there are primarily sales agents who also provide a management service to help underpin income and business value, so it is generally an afterthought, and the service level often reflects this. Primex Property was established with the specific intent of addressing this service shortfall. For us, managing your investment isn’t an afterthought, but the core of our business and we are dedicated to ensuring your complete satisfaction with the management of your property.
At the core of our philosophy is being proactive rather than reactive, in relation to both the properties we manage and our relationships with our clients. Rather than just addressing issues as they present, we are always looking to the future to anticipate issues before they arise and taking steps to minimize the impacts.
Another important part of our strategy is to find good quality tenants and make all efforts to retain them. Rather than spending our time and your money trying to find a tenant who will pay the absolute maximum rent, we are focused on pricing properties well and quickly filling any vacancy to minimize down times. Effective tenant retention further decreases costs by minimizing marketing and letting fees.
We won’t go into chapter and verse on every service we offer since we do all the jobs you would reasonably expect from your property manager. More important are the things we do differently to most other agencies:
· Annual Valuation – Included within our management fee, we will be providing an annual valuation for each of your properties, conducted by a fully qualified and license valuer. This will help in understanding the property’s performance and inform future decision making.
· Asset Management Strategy – At the time of bringing your property on, we will provide an Asset Management Strategy designed to inform any actions that will support and enhance the return of your investment. This may include minor cosmetic or appliance upgrades to full room refurbishments.
· Where our Asset Management Strategy identifies improvement works, we offer a Project Management service encompassing design, quoting, contractor selection and supervision of works. This service is provided at an additional cost of 15% on the cost of works.
